Today the Spanish Official Bulletin publishes some extensions to the Covid housing scheme about which we informed you through this note. They have been articulated through Royal Decree-Law 30/2020 of 29 September.
We include below a summary of these extensions in case you may find it useful.
1. EXTENSION OF THE DEADLINE FOR APPLYING FOR A MORATORIUM ON RENT
The main content of Royal Decree-Law 11/2020, which is now being amended, concerned the possibility for tenants to apply for rent reductions or deferment of payments (a request that large holders were obliged to accept). The deadline for the application was today, 30 September, but it has been extended to 31 January 2021.
2. EXTENSION OF THE SUSPENSION OF EVICTIONS DUE TO A RENT PAYMENT DEFAULT
As highlighted in our previous note, tenants in a situation of economic vulnerability could request a suspension of the eviction for non-payment of rent up to 2 October 2020. This term has been also extended to 31 January 2021.
3. EXTENSION OF THE NUMBER OF LEASES ELIGIBLE FOR THE EXTRAORDINARY SIX-MONTH EXTENSION
The number of lease agreements for permanent residence that can benefit from the mandatory extraordinary extension has also increased. Those lease agreements terminating between 30 September 2020 (the date set so far) and 31 January 2021 are now covered. In any case, the landlord may refuse to extend if he/she has duly communicated in time and form his personal necessity to occupy the residence (for him/herself, his/her relatives in first degree or his/her spouse).
All these measures come into force today.
